insurance in the uk for a 20year old is 7-8k quid thats stupid,I have over 60k miles but shees never will pay that much

Young driver insurance in the UK is absolutely ridiculous! A downright scam really! I hear most kids even after searching and getting a cheap enough car with cheap insurance group are still on average paying £2k a year.... often the car is worth half that at tops.
I'm paying £500 on my Jag and I think that's expensive!

Is insurance in UK also related to what area you are registered in? I mean address-wise...rural vs suburbia?

Mine is £250 full comprehensive nowadays, but when I was 17 I once paid £1500 for insurance on a motorbike, nightmare!

There are differences for urban and suburban rates.
In Australia, we even get a discount if the vehicle is garaged...
We also get no-claim bonus for safe driving.

Owned several rental properties years back and the renters can also be a total pita even if you scour their entire lives, interview and background checks.
To make money in renting you have to have nerves of steel and an attorney on speed dial.
For me RE investment is best when you can flip the property and not deal with renters.
I have a renter in one of mine that has been there forever and I hope they stay forever because I do not want to go through the pain and cost to fix things most rental people do to a home.
House in my neighborhood sold for 699k back in 05, re sold in 2010 for 450s. Now back up for sale for 375k. Scary market still esp on high end properties.

Similar circumstances in Australia.
Commerical properties are better managed than residential.
Mentioned elsewhere I have Defence Department rental properties. Everything is covered under the lease.

Here are some examples......
Renters removed doors to cupboards & had hens in them to keep them warm.
(that was in the kitchen)
Bath tub was full of coal to use for the open fire. No actual fireplace though.
AND........................................
Skirting boards were cut to allow the model train to run all over the tracks thro' out the house.
Two goats lived in the bathroom with the coal. ( Meant to keep them dry)
