Re: rent vs mortgage

right now I would recommend to wait and not take any mortgages. the biden admin have taken a very dangerous path which will most likely lead to a heavy financial crisis so that the property prices are likely to fall in the near future

Already happening. 16 cities have significant price reductions already. Add in many states just doubled most peoples property taxes, interest rates doubled and most working class Americans have less discretionary income than they had in the last decade plus 30-40% of their life savings has been wiped out, things are getting interesting!

it will become much more interesting in the next several years. biden kicked off an inflationary crisis first , later he started a fight with russia which neither the US nor the EU are able to win

however , all this is a harbinger of a much larger conflict which has been looming in the background but has not broken out yet. that is USA and their allies against China and their allies

I could go on for hours but to make it short, USA/Biden administration is expanding NATO and waging a war against the east.
Reasons are not remotely clear to me and I haven't herd a reason that make sense yet.
What the USA is doing in Ukraine is extremely dangerous.

It has been forever. I hope when this settles it is a stable place for the citizens.

There is inflation everywhere,in Turkey, there is a bakery which makes a special cake,if you place an order, you will have to give them money first to buy the flour.
Our local auto repair shop no longer accept personal check and ask if you would be kind enough to pay a 50% advance before they order the part.

the reasons are crystal clear , there is no way the US can take out Russia and China combined. so they decided to take out Russia first and use it's territory and resources to take down China later

Special orders have long been asked for down payment/partial beforehand

But not for a CAKE!!!!!!!WHICH is that bakery's specialty!
My local auto repair shop looks nervous when I said I will pay by personal check,I figure he must have enough rubber checks, and now,no more PERSONAL CHECKS,so he is accepting credit card, who is going to bring him a few thousand dollars worth of cash ?

Special cake - maybe if a big one like for wedding or grand occasion - I have seen it

Re: rent vs mortgage

it is just ordinary cake which this bakery is known for,but the order is slightly larger than average, like instead of one or two,the customer wants 3-5 .
Back to good old USA,more and more services said they dont accept personal check, one renter said his landlord does not take personal check, only money order, cashier check

then the merchant will have more credit card payments ,you can build the fee into your asking price, but not always.
and if a customer pays cash ,the merchant may need to install a machine to make sure they are not counterfeit.
Or use a bank issued debit card.

Re: rent vs mortgage

Lot more emphasis on cash or debit use for many smaller businesses - credit accepted but some merchants will add the fee of cc payment on to the sales price

The consumer can report to MC,VISA if retailer is charging a fee if he uses his credit card, unless the retailer built it into the asking price of merchandise or service.
This is a headache for dollar store, customer uses his credit card for a $1 item!

NSF varies from bank to bank - anywhere from $20 to $40 - crazy to bounce a $3 check
