How to get living in a 1br apt and selling to work?

Does anyone do this? Im thinking of moving into a 1br apt vs a 2br to save a few bucks. I currently rent from my parents and am allowed to use the basement for inventory. I currently have 4 huge racks with inventory and 2 desks. Quite the setup :)

I dont know if I could get a 1br to work or if I should just get a 2br. I was thinking I could get a self storage or maybe lease some cheap space but I dont know if this is a good idea.

Suggestions and ideas on this would be helpful. And also any suggestions on renter insurance for the inventory?

First off, renters insurance MAY NOT COVER YOUR INVENTORY! They COULD say that since the premesis was being used in a business, they won't cover anything related to the business. I'm not saying that ALL policies are like this, but you want to ask your insurance agent and be truthful about what you are doing. The last thing you want is to find your inventory stolen or burned up and that you have no coverage for it.

As to whether the one bedroom will work, it depends on the size of the apartment. I grew up in Chicago, and there is a HUGE variation in sizes in these apartments. The apartments built back in the day (before 1950 or so) are HUGE and the more modern apartments tend to be much smaller. When looking for a place, you should maybe look for a 1 bedroom with a lot of closet space, or that is a LARGER 1 bedroom. If these are not available, I would go with the 2 bedroom.

I once rented a storage space for my inventory and it is NOT FUN to have to run back and forth. I would avoid that if at all possible, unless it is your ONLY alternative.

How much price difference between the 2 bd vs 1 bdr?

Self storage is what I used for old inventory that I save for rainy day sales because 1) security and 2) no friends/family see it and ask questions

You need to add space to set up a office, including computer, printer, packing space, and other things.

I like the idea of a 2 bedroom. Like rsot said, in case friends or family comes over sees your set up. They will start to ask questions that many people dont want to answer.

Maybe look for a house with roommates with a large garage with storage in the garage. Some of the larger 3 car garages have set up for storage in one of the car spaces. Its what I used to do before I bought a house. Keep the storage space locked up.
