Generally businesses make more but once you start profiting and don't need the capital, pushing it into the stock market (index funds) is not a bad idea. It's passive and can save you in taxes if you do it in the right accounts.

There is no easy money out there,they all require due diligence,patience,time and money.
Luck comes into the picture too,being in the right place at the right time !

Real estate-I have seen and heard so many folks playing landlords or flipping real estate,flipping stock is hard enough(see what is happening to TSLA stock today),flipping real estate is like flipping an elephant in your skillet !

That's more or less what I was doing. After a while my cash flow problems dissipated and I put away some money. Wasn't a lot but hey, money for not doing anything. Now I had to pull out though for this new venture but it will pay out in the long run. I really didn't want to cash out in this market since its only going to go up, but my next venture is a quick enter/exit company.

Peer to peer lending will gain about 6% - and you can reinvest the repayments so sometimes make up to 8% per year.

There is one investment no one talk about here,but I know a professor who taught graduate level investing (PHD Students) who put his money where his mouth is-
In New Orleans,there are many large houses,the homeowners are house poor and cash poor,the original mortgage is very low compared to the market value of the house,so they will apply for a second mortgage.
His broker will bring him these cases,and he will go and check out making sure they are not in flood area and in good condition,second mortgage is secured by the property and back then he was getting 12-13% for these second mortgages.
He has the money,most of these mortgages are in $100,000
