I have a renter in one of mine that has been there forever and I hope they stay forever because I do not want to go through the pain and cost to fix things most rental people do to a home.

House in my neighborhood sold for 699k back in 05, re sold in 2010 for 450s. Now back up for sale for 375k. Scary market still esp on high end properties.

Well I am closing on my first fourplex by the end of the year. My first real estate deal ever but I hope not my last. I hope it goes good.

That's a SURE FIRE Way to Build WEALTH,,,KUDOS,,,,I do not know where you live, but Im in N Y C, and a word of advice, I Own a 6 Unit APT Building, and I have to warn you, the regulations that govern 5 Unit and up buildings here, are HIDEOUS,,,stay FAR, FAR away from this type of real estate,,Stay UNDER 5 Units and try to stay with Commercial as opposed to residential real estate,,,Just my Opinion

Similar circumstances in Australia.

Commerical properties are better managed than residential.

Mentioned elsewhere I have Defence Department rental properties. Everything is covered under the lease.

I live in Vegas until the 10th then I am moving to Tulsa for better selling deals out there vs here.

What are your biggest issues with renters?

Have you ever seen a house trashed by renters?

Here are some examples......

Renters removed doors to cupboards & had hens in them to keep them warm.
(that was in the kitchen)

Bath tub was full of coal to use for the open fire. No actual fireplace though.

AND........................................

Skirting boards were cut to allow the model train to run all over the tracks thro' out the house.

Two goats lived in the bathroom with the coal. ( Meant to keep them dry)

No, not an apartment. A free-standing house in a sub-division. 24 houses were erected by a housing group.

They were rented to low income earners. Within 11 months, 22 homes were totalled.

The last two were not totalled....

Construction was not finshed.

Low income earners and trashed up places...sigh I know of that...rented out a condo to one middle income couple - issues ugh

It's my utility car - 4 door not the 2 door variety - dont need a ton of room for the long solo drives. It's decent.

Acura MDX. It's basically a high-end version of a Honda passenger car. Very reliable and gets the job done for long road trips. Nothing fancy for me.

My wife has the classy car in the family. 2016 Santa Fe.
