My mill rate was 2412 per 100 2021, got a letter for the new mill rate for my house, POW!! 3865 per 100 2022.

I was shopping for a house in Texas two weeks ago. The property Tax rates were 3-6% and I was looking in secondary markets. I wanted to buy a 300k beach area house on stilts. The property taxes alone were..... 20K and going up!

Where I live the highest property tax in the state is .53% so the same $300K property value is $1590 No wonder we have more Billionaires per capita than any other state.

Every year(or quarter) for life. AND you have zero say or vote in what the rate is. Most states, as the property increases in value, they have a reassessment and you are taxed at the new value. MOST areas have a property tax rate increase as well every year or two.

In Austin Texas, it is quite possible to have a modest home and pay $20-30k a year in property taxes. All my friends in Austin are elated at such low taxes because it is just a fraction of their original home state of California

So places that were once great for taxes such a Texas, Tennessee, Nevada, Arizona and Florida are changing ever year to be more like the liberal states people escaped from and of course the people moving in think it is great lol

What happens when you dont pay property taxes? They impose a very hefty interest rate and after a while, auction your house off on the steps of the town hall(most states anyways)

The real reason or the largest reason for tax hikes is that state pension funds are broke. All these years of near 0% interest rates on their retirement savings accts means they are empty for the next wave after wave of retirees.

This is what it's like to "own" a cheap house in my part of the US.




They just call it "home ownership" to make us feel special or something. If we fall behind on property taxes the county comes and auctions off "our property" to the highest bidder, usually for like 5-10% of what the property is worth.


I can't imagine the kind of property tax numbers yankee is talking about. All of our annual property tax bills add up to no more than $600.

When your assessment is cheaper than the average used car, that is pretty low though! You live in one of the cheaper property tax states in the USA. Too bad you have income and sales tax :(

My house has a 1290 assessment, my car has a 50. Car is $13 a year.

I guess my perspective is warped on what a used car should be worth.

Can you claim to live in an non-state tax state like Fla. or Wa. De. with a PO box drivers license, then forward the mail to my house near Rodeo Dr? Ha Ha...can I?

There is a reason most billionaires are residents of Wyoming. Can also do the same in Texas and South Dakota and it is a mail box service for Domicile not a PO Box.

Florida is horrible for taxes, auto and health insurance, so forget about that place altogether unless you actually want to spend time there at some point.

As for Lowest taxes, it is Alaska, Wyoming and South Dakota in that order. After that each state has some area of major tax burdens.

Wow....

Dam yoy guys get taxed brutally.

I pay $2400 a year or so for my apartment and that is for local services (bins collection, pavements cleaned etc) and that’s it as far as tax for where I live goes.

Didn’t realise it was so so high in the US.

So it is similar local taxes but the rates are not based upon property value? When I lived in the communist state of Taxachusetts my water bill had a tax of $300 every quarter to pay for school buss services. I literally had the water turned off and house winterized while I was away for the winter and when I wanted to have it turned back on, I had to pay $300 plus local and state fees even thought is was physically off LOL

It is based on property value but it’s capped to a maximum amount.

I pay around $40 a month for water. Electricity is about $60 a month. The council tax which is the bill I just mentioned is $200 per month. All of them have a maximum per house charged per year. But of course property in the UK is quite a lot more expensive than the average price of the house in America so I would say probably balances itself out long-term

Ironic because I've always thought exactly the same about you guys due to VAT being applied to everything.


I agree it probably balances out long term so taxes paid by English vs Americans over a lifetime would be about the same.. just paid in different forms. It's a global system.

Now the median household price in the USA is approaching 500K That is a massive increase since 2019 and that increase is what is causing all the increases in property taxes.

^^I keep hearing that, just not seeing it. There are a lot of 350k new homes being built in my state. I'm glad I bought when I had the opportunity in 2015 regardless.

Your assessment is 1/14th the median household value in the USA. You are not an average American. My auto registrations are double your house assessment each because they are double the value of your assessment. If you bought an average house in say... Charleston, I believe you would be more in line with average Americans. I would guess the rate I said, even with the low assessment values your state gives would be more realistic to most Americans.

Good job keeping those taxes down!

Your area still has affordable land and relatively cheap labor and your construction design doesn't require snow loads or earth quake materials plus your median household income is on the lower side. All of these things mean, lower costs of housing and living.

Compared to say most suburbs where a decent house lot of more than an entire house.

Where I live outside of city limits the normal house lot was 40 acres and now it is 5 acres and cost the same or more than a full size house lot was three years ago. We have zero labor so everything is hauled in via prefabricated sections(even custom homes). We have to build with 6" side walls, we need to be able to handle sustained 70+ mph winds, we need to handle a snow load at times and the average well is 2800' deep. So now everyhouse is $500-1,000,000 and has less land on average that before. By the way, McDonalds is now paying $22 an hour(the closest one is 50 miles away) and you can get a job with a pension, health benefits and 180 days off a year on day one. BUT who can afford a $700-800,000 on a 100K salary even with the countries lowest property taxes, zero income taxes and low sales taxes? We have become an area of wealthy transplants and this drives the costs up even higher.

The cycle in America is crushing middle class.

Do you guys not pay VAT on products? I thought some states had a state level tax that was similar to VAT
